Owner-builders

If you’re an owner-builder managing your own building or renovation project, you can’t get home building compensation (HBC) cover for your own work, but you can get certificates of HBC cover from tradespeople you contract for work costing more than $20,000 (including GST).

You will need to obtain proof of HBC cover before allowing a tradesperson to start work or paying them any money.

That way, you can make a HBC claim if your tradesperson dies, disappears, becomes insolvent, or fails to fix or complete work due to licence suspension.

If you sell your property within seven years and six months after the owner-builder permit was issued, there must be a consumer warning in the contract for sale.
